Pull up three portals and you'll see three different Crotons. Redfin puts the median sale near $849K over the three months ending May 2026, up 27.3% year over year. Homes.com, looking at the same window, shows a median closer to $759,000 with homes sitting 52 days on market. Zillow's home value index for June 2026 lands lower still, at roughly $653,000. Movoto pegs July 2026 list-side median at $1.2M.

Those numbers are not wrong. They are measuring different things, because 10520 is not one housing market. It is three.

The thesis: one village, three sleeves

Most Westchester buyers arrive in Croton with a median in mind and a rough budget attached to it. The mistake is treating "Croton-on-Hudson" as a single price point. Inside the village boundary sit three distinct sub-markets, each with a different tax profile, monthly carry, commute posture, and resale audience. Once you see them separately, the portal disagreements resolve.

A meaningful portion of the village, generally the more rural pocket to the east and north, sits inside the Hendrick Hudson Central School District, whose comprehensive high school is Hendrick Hudson High in Montrose. Hendrick Hudson also serves Montrose, Buchanan, Verplanck, and parts of Peekskill.

For a buyer, the practical consequence is not a ranking exercise. It is that two houses on paper-identical lots, one on each side of the district line, will have different assessed taxes, different school-tax lines on the bill, and different resale audiences. Croton-Harmon draws buyers who want the smallest possible district and the shortest walk to the train. Hendrick Hudson draws buyers who prioritize acreage and a Cortlandt-wide school community. The village address does not tell you which one you are buying into. The parcel does. Confirm the district before you fall in love with the kitchen.

Both districts sit inside the Town of Cortlandt for taxing purposes, which is why village residents pay their town, school, and county taxes to Cortlandt rather than to the village itself. That routing surprises first-time Westchester buyers who assumed the village office would handle everything.

Half Moon Bay: reading the HOA line

Half Moon Bay is the reason the Zillow index sits lower than the Redfin sale median. It is a gated riverfront condo community of townhomes and flats along South Riverside Avenue, and its inventory pulls the middle of the distribution downward on any index that blends condos with single-families.

Recent Half Moon Bay listings show HOA fees running from about $465 per month on a modest two-bed to roughly $719 per month on a larger three-level unit. The fee typically covers common area maintenance, exterior maintenance, snow removal, trash, and water, and it buys access to two clubhouses, two pools, a fitness room and sauna, two tennis courts, a playground, a riverfront promenade, and a jitney to the Croton-Harmon station. Marina slips at Half Moon Bay are a separate purchase or rental.

Two things to underwrite before you write the offer:

  • The HOA fee is a real monthly line item that competes with your mortgage cap. A $525,000 unit at $465 a month carries closer to a $560,000 single-family in monthly outflow, before you consider that the condo's tax bill is often meaningfully lower.
  • The community sits in the Croton-Harmon school district, which matters if you are comparing Half Moon Bay to a similarly priced condo elsewhere on the Hudson line.

If you are downsizing from a suburban single-family and the amenity list reads like a resort, that is by design. If you dislike shared governance, monthly assessments, or the possibility of a special assessment on a waterfront property, the sleeve is not for you at any sticker price.

The Croton-Harmon express factor

The other reason Croton medians run above neighboring Ossining is the train. Croton-Harmon is the northern terminus of the Metro-North Hudson Line's express service and also an Amtrak stop for the Empire Service, Adirondack, Maple Leaf, Ethan Allen Express, and Lake Shore Limited routes. Express Metro-North trains reach Grand Central in roughly 48 to 50 minutes, a figure that shows up in listing after listing because it is the number NYC-based buyers underwrite against.

Walkability to that station is what separates the Grand Street and Harmon village pockets from the rest of the village on price per square foot. Redfin's May 2026 read put price per square foot at $508, up 9.0% year over year, and homes were selling in about 25 days with the average close about 3% over list. "Hot" listings closed roughly 11% over list in about 17 days. Those numbers describe the walkable village sleeve more than they describe Half Moon Bay or the Hendrick Hudson pocket, which move on different clocks.

If you drive to the station, you are buying a different product than the buyer who walks. The half-mile radius around Croton-Harmon and Grand Street commands a walkability premium that does not appear in the ZIP-wide median.

Where transactions actually get sticky

Four frictions catch Croton buyers who arrived with a portal median and a preapproval:

  1. The district check. Two brokers can list neighboring homes as "Croton-on-Hudson" without noting the district split. Confirm via the parcel and the Town of Cortlandt tax roll, not the marketing sheet.
  2. HOA due diligence at Half Moon Bay. Ask for reserve study status, any pending special assessments, insurance master policy details, and the last two years of board minutes. Waterfront condos anywhere on the Hudson carry insurance dynamics that a suburban single-family buyer will not have encountered.
  3. Well and septic in the Hendrick Hudson pocket. Village-water addresses are common near Grand Street and Harmon, but larger-lot homes toward Teatown and the eastern edges can be on well and septic. That changes inspection scope, closing timelines, and lender conditions.
  4. The competitive dynamic on the walkable sleeve. With hot homes closing about 11% over list, escalation strategy and appraisal-gap language belong in the first offer, not the second. A textbook "list price minus 3%" opener on a walkable village home is a losing tactic in this window.
